Who we are

DSCR Labs helps first-time real estate investors in Greater Houston, Texas, get financing for their first income property. This policy explains what information we collect through this website and when you work with us, how we use it, and the choices you have. “We,” “us,” and “our” mean DSCR Labs.

Information we collect

  • When you book a call. Our booking calendar is provided by Calendly and embedded on this site. When you book, you give Calendly your name, email address, and your answers to any booking questions. Calendly shares these details with us so we can hold the call, and it handles them under its own privacy policy.
  • When you talk to us. If you email us or join a call, we keep what you choose to share, such as your investing goals, savings, credit score range, income, and the properties or markets you’re considering.
  • When you visit the site. Our hosting provider, Cloudflare, processes basic technical information to deliver and protect the site, such as your IP address, browser type, the pages you request, and the time of the request. We may also use Cloudflare Web Analytics, which counts visits and page views without cookies.

This site has no accounts or forms of its own, and we don’t buy information about you from other companies.

Cookies

This site doesn’t set cookies of its own. The embedded Calendly booking calendar may set its own cookies, and may ask for your consent to them, when it loads. You can block or delete cookies in your browser settings; if you do, the booking calendar may not work as expected.

How we use your information

We use the information we collect to:

  • Schedule and hold your intro call and any follow-up calls.
  • Prepare your personalized roadmap.
  • Introduce you to lenders, when you ask us to.
  • Answer your questions and keep in touch about your plans.
  • Keep the site running, secure, and useful.

How we share your information

We don’t sell your personal information. We share it only:

  • With lenders, when you ask us to introduce you. We share what the lender needs to start your application.
  • With service providers that help us run the business, such as our scheduling, video-call, email, and website hosting providers. They may use it only to provide their services.
  • When the law requires it, or when it’s needed to protect our rights or the safety of others.

Lenders may pay DSCR Labs a referral fee when a loan closes, as described in the disclaimer at the bottom of every page. That fee doesn’t change what we share or who we share it with.

This site links to other websites, including OfferMarket and the sources cited in our DSCR Guide. Those websites, and any lender we introduce you to, have their own privacy policies, and we aren’t responsible for how they handle your information. Please read their policies before you share anything with them.

How long we keep it

We keep your information for as long as we need it to work with you and for our reasonable business and record-keeping needs, then delete it.

How we protect it

We use reasonable measures to protect your information, and we use service providers who take security seriously. No method of sending or storing information online is completely secure, so we can’t guarantee absolute security.

Your choices

You can ask us to show you the information we have about you, correct it, or delete it. You can also ask us to stop contacting you at any time.

This site and our services are for adults. They aren’t directed to anyone under 18, and we don’t knowingly collect information from them.
